The clock, not the volume

Clean water in a Florida house becomes a mould problem in roughly 24 to 48 hours, faster in summer. That window is the difference between drying a house in place and demolishing wet drywall, cabinetry and flooring. Every hour spent deciding who to call is spent on the wrong side of that clock.

What actually determines the outcome

  • How quickly extraction and air movement start.
  • Whether the source was actually stopped, or just slowed.
  • Humidity control, which in Florida means dehumidification, not open windows.
  • Whether water reached wall cavities and subfloor, where it is invisible.
  • Moisture readings taken and logged, rather than surfaces that feel dry.

How we handle it

  3. 03Extract standing water, then set air movement and dehumidification.
  4. 04Take moisture readings in walls and subfloor, not just at the surface.

Opening windows in Florida makes drying worse for most of the year — you are introducing humid air into a space you are trying to dehumidify. Closed, conditioned and dehumidified is the correct approach, and it is the opposite of what instinct suggests.
