The week where expensive mistakes get made
The pressure to decide fast is exactly when people sign things they have not read. Meanwhile the genuine emergency — stopping further water — is the one thing that must not wait, because damage that could have been prevented is frequently damage a carrier will not pay for.
The order that matters
- Photograph everything before anything is covered or cleared.
- Stop the water — tarp, board up, dry in. Preventable further damage is often excluded.
- Keep receipts for tarps, hotels and generators. Mitigation costs are frequently reimbursable.
- Decide whether to file at all, before you call the carrier.
- Do not sign an AOB or a large deposit on a doorstep.

Florida law now requires notice of a new or reopened claim within one year of the date of loss, and a supplemental claim within eighteen months. Both windows were shortened in 2022, so advice you read a few years ago is wrong. A leak that seemed minor in September can become significant by the following summer, by which point the window may have closed.

If you need a tarp today and we are three days out, take the tarp from whoever can do it now. Stopping water matters more than loyalty. What you should not do that week is sign over your claim.

- How long do I have to file?

- Should I tarp before photographing?
- Photograph fast, then tarp. Both matter, and preventable further damage is often excluded.
- Someone offered to cover my deductible.
- That is insurance fraud in Florida and it makes you a party to it. Walk away.
- What is an assignment of benefits?
- It transfers your claim rights to a contractor. We do not use them. Read anything you are asked to sign, in daylight.
