Smoke goes where the fire did not
Smoke residue is acidic and it migrates — into wall cavities, through the HVAC system, into the contents of rooms that never saw flame. Left alone it continues to etch metal and discolour surfaces for weeks. Meanwhile thousands of gallons of firefighting water are sitting in the structure, and that clock is the water damage clock.
What the work actually involves
- Water extraction and drying, immediately — the fire is out but the water is not.
- Securing the structure, which is usually open after suppression.
- HVAC assessment, because the system distributed smoke everywhere.
- Residue removal appropriate to the type — protein, synthetic and wood smoke behave differently.
- Odour treatment at the source rather than masking it.
- Contents triage: what is cleanable, what is not, documented for the claim.

- Usually, if it is treated at the source. Sealing or masking without removing residue fails within weeks.
- Does the HVAC need cleaning?
- Almost always. It distributed smoke through the house and will keep reintroducing it.
- What about my belongings?

- Why is there so much water damage?
- Suppression uses thousands of gallons. In most fires the water affects more of the house than the flames.
